The main roof consisted of a base layer of 2" perlite installed on the concrete Twin-T deck, a second layer of fully tapered Expanded Polystyrene panel system with a 2" minimum thickness, 12" maximum thickness, and ¼" slope, and a top layer of ½" HP board. Each layer of insulation was set with Carlisle SynTec Fast 100 adhesive. The average R-value of the insulation package equaled 30. The .060 mil EPDM membrane was adhered to the top layer of insulation with bonding adhesive.
The upper penthouse roof consisted of a base layer of ½" Type X gypsum board, a second layer of 7" EPS insulation, and a top layer of ½" HP board. This insulation package was fastened to the metal deck. The .060 mil EPDM membrane was adhered to the top layer of insulation with bonding adhesive.
The walk-out deck consisted of only one (1) layer of ¼" dens-deck over the concrete deck. The .060 mil EPDM membrane was loose-laid over the insulation. This deck also included a layer of protection mat under Westile Gibraltor 2" x 2" x 2" pavers installed on Bison screw jacks.
The entire roof system was coated with two (2) applications of white GAF Topcoat Surface Seal SB. The use of this coating qualified this roof system for an Energy Star rating and an emissive rating of 0.95 to meet LEEDS requirements.
